Why Choose Us

Why Polished Concrete by L.D. Williams

The Lowest-Maintenance Floor Available

No wax, no stripping, no coating to reapply. A properly polished floor needs only regular mopping — no annual maintenance programs, no VOC-heavy coatings.

Incredible Lifespan

Polished concrete floors in commercial buildings installed 30+ years ago are still in service — they're refinished, not replaced. That's a lifecycle cost no other floor can match.

Reflective Lighting Effect

A high-gloss polished floor reflects ambient and artificial light, reducing the need for supplemental lighting. Many commercial clients see measurable energy savings.

Hypoallergenic and Breathable

Unlike carpet or vinyl, polished concrete doesn't harbor dust mites, mold, or allergens. It's an excellent choice for allergy sufferers and clean-room environments.

Extremely Abrasion Resistant

Industrial diamond grinding creates a surface harder than the original concrete. High-gloss polished floors resist scuffs, forklift traffic, and heavy foot wear.

Can Be Dyed or Stained Before Polishing

Polished concrete is not just gray. We can add custom color with integral dyes or acid stains before the final polish passes for a colored, high-gloss result.

WHAT IS POLISHED CONCRETE?

Polished concrete is mechanically ground, honed, and polished using progressively finer industrial diamond tooling. It's not a coating — it's a refinement of the actual concrete surface into a dense, smooth, reflective finish that is permanently embedded in the slab.

  • Multi-step diamond grinding process (up to 12+ passes)
  • Chemical hardener applied mid-process to densify the surface
  • Final polish passes create desired sheen level
  • No topical coatings that can peel or delaminate
  • The harder the concrete, the better the final polish result
  • Can be done on new or existing slabs

SHEEN LEVEL OPTIONS

Polished concrete comes in four standard sheen levels. We help you choose the right level for your aesthetic and functional needs.

  • Level 1 (Flat/Matte) — industrial, minimal sheen, maximum slip resistance
  • Level 2 (Satin) — subtle reflection, popular for offices and retail
  • Level 3 (Semi-Gloss) — clear reflections, common in commercial spaces
  • Level 4 (High-Gloss/Mirror) — mirror finish, showrooms and luxury spaces

AGGREGATE EXPOSURE OPTIONS

How much of the stone aggregate is revealed during grinding determines the look of the floor. This is specified before work begins.

  • Cream finish — no aggregate visible, smooth cement paste look
  • Salt & pepper — fine sand aggregates for subtle texture
  • Medium exposure — pea-sized stones visible, organic look
  • Full aggregate — large decorative stones fully revealed

IDEAL APPLICATIONS

Polished concrete excels in high-traffic commercial environments but is increasingly popular in residential settings too.

  • Retail stores, showrooms, and car dealerships
  • Restaurants, breweries, and hospitality spaces
  • Office buildings and corporate interiors
  • Warehouses and distribution centers
  • Modern homes and luxury residences
  • Basements, garages, and laundry rooms

POLISHED VS. EPOXY COATED

Both are popular concrete floor treatments, but they perform very differently over time. Understanding the differences helps you make the right long-term investment.

  • Polished concrete — mechanically refined, no peeling risk, permanent
  • Epoxy coating — topical layer that can peel, yellow, and scratch over time
  • Polished concrete — refinished when worn, not stripped and recoated
  • Epoxy — faster and cheaper initially, more maintenance intensive long-term
  • Polished concrete — better for high-temperature environments
  • Polished concrete — no VOC off-gassing after installation
